This page consolidates the federal and general disclosures we are required to provide. For state-specific notices, see State Notices.
HomePath Options is a service of Keystone Court Data LLC, an Indiana limited liability company that also operates a court-records intelligence service for real-estate investors. HomePath Options matches homeowners considering a sale with the local investor who holds the exclusive county subscription to Keystone's lead-intelligence service. We are not a real estate agent, broker, lender, mortgage servicer, buyer, attorney, tax advisor, or financial advisor. We are not affiliated with the United States government, the Department of Housing and Urban Development (HUD), the Federal Trade Commission (FTC), the Consumer Financial Protection Bureau (CFPB), or your mortgage lender.
You are not required to use HomePath Options to sell your home, modify your loan, avoid foreclosure, or obtain any mortgage assistance relief. Free help is available from HUD-approved housing counselors. Find one at www.hud.gov/findacounselor or by calling 1-800-569-4287.
Even if you use our service, your lender may not agree to change your loan. Loan modifications, forbearances, short sales, and deeds-in-lieu of foreclosure all require your lender's approval. We have no authority over your lender's decisions.
If you stop paying your mortgage, you could lose your home and damage your credit rating. Some homeowners are advised by foreclosure-rescue scammers to stop paying. We never give that advice. Talk to a HUD counselor or attorney before taking any action that affects your mortgage.
Federal law (MARS Rule, 16 C.F.R. § 322.5) prohibits charging upfront fees for mortgage assistance relief services. We charge homeowners nothing. If anyone purporting to represent HomePath Options asks you for money, report it to legal@homepath-options.com and to the FTC.
HomePath Options is a service of Keystone Court Data LLC. The matched investor who contacts you is a paying subscriber to Keystone Court Data's lead-intelligence service. HomePath Options is funded by those investor subscriptions — not by any fee from you. This is our economic incentive and we disclose it openly.
HomePath Options is a newly launched service. We do not publish customer testimonials we have not earned. When we do publish testimonials in the future, they will be from verified customers with documented outcomes and the customer's written permission. We will clearly disclose any material connection (e.g., whether the customer received any consideration) per the FTC's Endorsement Guides (16 C.F.R. Part 255). We do not publish, and we do not solicit, reviews on third-party platforms in exchange for any benefit.
We do not claim that you will sell your home, that you will receive any specific offer amount, or that you will achieve any specific financial outcome. Cash, as-is offers from third-party investors are typically below full retail market value because the buyer absorbs repair costs, holding costs, and risk. Specific offers vary based on property condition, location, market timing, and individual buyer.
When you submit our match-request form and check the consent box, you provide express written consent for HomePath Options and one matched buyer to contact you about your property by phone (including auto-dialed and pre-recorded calls), text message, and email. This consent is not a condition of any sale or service. You may withdraw consent at any time by replying STOP to a text, asking a caller to stop, or emailing privacy@homepath-options.com. We retain consent records for at least four years (the federal TCPA statute of limitations).
Any email we send identifies us as the sender, includes a working unsubscribe link or instructions, and includes our physical mailing address. We honor unsubscribe requests within 10 business days as required by law.
Nothing on this Site or from our service constitutes legal, tax, accounting, financial, or real estate advice. Information we provide is general in nature. Your situation is unique. Consult a licensed professional (attorney, CPA, financial advisor, real estate agent) before making any decision about your property, your mortgage, or your finances.
Before considering any sale, you have the right to free housing counseling from a HUD-approved counselor:
HUD counselors are free, certified, and can help you understand options including loan modification, forbearance, payment plans, short sale, deed-in-lieu, and bankruptcy referrals. Free counseling is always an alternative to using our matching service.
